When we decided to buy 315 37th Street and restore it, the house was literally falling down. This house was one of the very first places Wylie Holdings looked at way back in the day – and it looked like it hadn’t been touched in all those years. On one site visit someone almost fell through the floor!
Through our renovations, we rebuilt one of the exterior walls brick by brick. We also patched the existing “skylights”, which were really just holes in the roof. Yet, the house maintains a bright and airy feel without all the holes in the walls and roof.
The house now has 3 spacious bedrooms and 2.5 baths. We’ve incorporated the usual Wylie perks like brand new mechanical systems, gorgeous tiles in the bathrooms, glass enclosed showers, granite kitchen counters and stainless steel appliances.
A loft-style master suite on third floor features exposed brick , 3/4” hardwood floors, a California Closets custom walk in closet and views of Downtown Pittsburgh. The bathroom has a dual vanity and enormous glass-enclosed shower complete with with custom stone and glass tile.
The second floor bathroom also features a dual vanity with plenty of counter space and a glass enclosed shower with stone and glass tile. A half bath and laundry are conveniently located right off the kitchen.
The outdoor spaces are just as generously sized as the interior. One of the best backyards we’ve ever seen in Lawrenceville includes a concrete patio and large grass area. The yard is completely fenced in, making it dog friendly, too. On the side of the house you’ll find off-street parking for up to 3 cars.
The exterior has been restored to maintain its historic charm with funky modern touches like galvanized steel siding on the façade, third floor and rear addition.

Now Open: Bernard Dog Run

Back in March we were one of the lead sponsors of a Spaghetti Dinner that raised money for the completion of the park, which is named in honor of the late Jay Bernard — a Lawrenceville resident, entrepreneur and abandoned dog advocate.
This new attraction is a great compliment to the many dog friendly and pet centered businesses in our neighborhood. A few of them are located in Wylie Holdings spaces, such as The Big Easy Animal Hospital and Urban Dog Day Care & Day Spa. Both are just a short walk from the new dog run!

Now Open: The Allegheny Wine Mixer
Back in June, we profiled The Allegheny Wine Mixer as they worked on renovations of one of our commercial spaces on Butler Street. Now, the work is done and the wine glasses are full!
This cool new space is bound to become one of your regular destinations. They serve a great list of wines by the glass or bottle, cocktails, and six rotating taps of craft beer as well as a bottled beer selection. There are always a few featured wine flights and comparisons, and a $5 by the glass special.
Recent specials included a Malbec Trio, a Sauvignon Blanc Face-Off and $5 Glasses from Portugal.
So far, in addition to the great wine and beer list, customers are also loving the cheese and meat plates and a Sinful Sweets chocolate plate.
Co-owner Jamie Patten says, "Besides myself and co-owner Lisa Walter, we have added bartender extraordinaire Dawn Gillespie who has started building us a cocktail list which includes some cool wine cocktails."
Unique art on display like a paint-by-numbers collection and Margaret Keane prints (she's the big eyes painter from the 1960s and 1970s) give the bar a funky retro vibe.
Hours are Wednesday, Thursday, Sunday: 5pm to Midnight and Friday, Saturday: 5pm to 1am. Sunday nights are "Industry Night," food and beverage service industry employees gets 20% off their tab.

What Does Lawrenceville Need?
Lawrenceville is a great neighborhood, and one of our favorites in the city. But, every area has it's wish list of businesses and attractions. For example, we think Lawrenceville could use a dry cleaner or tailor shop, a great ice cream place and more walkways to give access to the riverfront. Add a bagel shop, prepared food market and a better full service grocery store and we'd never leave!

Coming Soon: The Allegheny Wine Mixer
Adding to the diverse mix in Upper Lawrenceville is The Allegheny Wine Mixer, slated to open in mid-July. This new hangout will focus on international wines from places like Spain, Italy and South America and craft beers both local and international. Although AWM doesn't have a kitchen, they will be partnering with other Lawrenceville business to bring you just the right mix of snacks to pair with your wine or beer. They will be serving delicious charcuterie from Cure, cheeses from Wild Purveyors and bread from La Gourmandine.
Owner Jamie Patten is excited to bring a relaxed wine bar to the neighborhood, and sees AWM as "a place for regulars to hang out in a jeans and t-shirt environment while enjoying high quality products at everyday prices." The intimate setting will be a perfect place to unwind after work or on the weekends. Hours will be Wednesday - Sunday 5pm-12:30am, and Jamie says they may extend their hours based on customer feedback in the initial months.
Jamie and assistant manager Lisa Walter both bring a ton of experience and knowledge to the table (or wine bar). Jamie is a Court of Masters Certified Sommelier with more than 10 years experience in wine sales and food service - you may know her from Toast or the Silk Elephant . And over the past 10 years, Lisa has worked her way from bartender at a local restaurant, up to the management level at Pittsburgh Golf Club. With her experience and renowned people skills, Lisa will be a great asset to AWM.
Of course, being in a Wylie Holdings property, The Allegheny Wine Mixer is going to have a unique interior. Jamie has been working on the build out of the space since April - it will include a bar designed by furniture designer Joe Kelly and a granite bar top from Antique Granite, both located on Butler Street.
